By using our services, you agree to comply with these Conditions in addition to our Terms and Conditions and Privacy Policy. These Conditions are compliant with Indian laws including the Information Technology Act, 2000, Consumer Protection Act, 2019, and Real Estate (Regulation and Development) Act, 2016 (RERA).
1. Platform Usage
1.1 Permitted Use
You may use ThePropBook for:
- Searching and browsing property listings
Personal, non-commercial use to find properties
- Listing properties for sale or rent
If you are a property owner, broker, or authorized representative
- Communicating with other users
Through our secure messaging system for property inquiries
- Accessing professional tools
Broker and builder dashboards for managing listings and leads
1.2 Prohibited Activities
You must not:
- Use automated systems (bots, scrapers) to access the platform
- Attempt to gain unauthorized access to any part of the platform
- Reverse engineer, decompile, or disassemble any software
- Interfere with or disrupt platform operations or servers
- Use the platform for any illegal purpose or in violation of Indian laws
- Collect or harvest information about other users without consent
2. Property Information and Verification
2.1 Listing Accuracy
All property listings must comply with RERA regulations and include:
- RERA registration number
For projects registered under RERA (if applicable)
- Accurate property specifications
Area, location, amenities, and other details must be truthful
- Legal documents
Title deeds, approvals, and other relevant documents
- Current pricing
All prices must be current and include applicable taxes
2.2 Verification Process
ThePropBook may verify property listings through:
- Document verification
- Site visits and inspections
- Third-party verification services
- User reviews and feedback
Verification does not guarantee property quality, legality, or suitability. Users must conduct their own due diligence.
3. User Responsibilities
3.1 Account Security
- Strong passwords
Use unique, strong passwords and enable two-factor authentication
- Account activity
Monitor your account for unauthorized access and report immediately
- Device security
Keep your devices and browsers updated with security patches
3.2 Content Responsibility
You are solely responsible for all content you upload, including:
- Property listings, descriptions, and images
- User reviews and ratings
- Messages and communications
You warrant that all content is accurate, lawful, and does not infringe on any third-party rights.
4. Transactions and Payments
4.1 Payment Processing
All payments are processed through secure, PCI-DSS compliant payment gateways. We support:
- UPI (Unified Payments Interface)
- Credit and Debit Cards (Visa, Mastercard, RuPay)
- Net Banking
- Digital Wallets
4.2 Transaction Security
We implement industry-standard security measures including:

- Compliance with RBI guidelines for payment systems
